Is the project registered and are payments held in a regulated escrow account?
A.In the UAE, off-plan projects must be registered with the emirate's real estate regulator, and buyers' payments go into a dedicated project escrow account. The developer can only draw from it as construction milestones are reached. Ask for the project registration number and the escrow account details, and check them on the regulator's official portal before you pay anything.
What is the expected handover date, and what happens if it is delayed?
A.The Sale & Purchase Agreement states the expected completion date and usually a grace period. Read what it says about delays beyond that — whether there is compensation, a right to cancel and how refunds work. Our advisors can walk you through these clauses before you sign.
Which amenities, schools and transport links are planned around the community?
A.Ask for the approved master plan and check which facilities are already built and which are only planned. Look at real travel times to schools, hospitals, shopping and main roads, and remember that planned amenities can arrive after the homes are handed over.
What are the expected service charges once the project is complete?
A.Service charges are usually quoted per square foot per year and cover shared facilities, security, cleaning and maintenance. Ask for the estimated rate for this project and compare it with similar completed communities, as it directly affects your running costs and rental returns.
Can you see a completed project by the same developer?
